Because rent is based on floor area, the ground-floor units all come out at about £22.40 to £22.55 per sq ft per year. You are not paying a premium for picking the bigger or smaller one.

Every ground-floor unit has lighting, single-phase electricity and Wi-Fi connected, plus 24-hour access and use of the shared tea and coffee room, toilets and water.
Storage pods and rooms (guide prices)
The first-floor pods and rooms open in spring 2027. These are guide prices, to be confirmed before opening.

Smaller spaces cost more per square foot, which is normal across storage. If you are torn between two sizes, the larger room is often better value for each foot you get.
What each unit costs over time
Short-term or long-term, it helps to see the total. These figures use the weekly rent and exclude electricity, which you pay at the supplier rate for what you use.

Because the minimum term is only one month, you are never locked into those totals. You can leave on one month's notice or switch size if your needs change.
What each space suits best
150 sq ft unit
A compact base for stock, trade tools or a small studio. The roller shutter makes loading boxes and kit straightforward. A good first step out of the garage or spare room.
160 sq ft unit
Suits people who come and go on foot and want a lockable door rather than a shutter: makers, repairers, quiet storage, or a small studio where you mostly carry things in by hand.
180 sq ft unit
The biggest single-floor unit, with a roller shutter. Good for bulkier stock, event hire kit, furniture or a small workshop with room for a bench and shelving.
Two-storey unit
Work or store downstairs, with an upstairs office or storage area that has a window. Useful if you want admin and making in separate spaces, or need the most room.
Offices
Desk-based work, seeing clients and a door you can close, from January 2027.
Pods and rooms
Boxes, household items and small amounts of stock that you can carry up stairs, from spring 2027.
These are starting points, not rules. Plenty of people use a shutter unit as a studio or a door unit for storage. What matters is how you will move things in and out, and how much floor you need.
Combining units
Some units have interconnecting doors, so you can rent two or three adjoining units and use them as one space. That opens up options the tables above do not show.
- A roller-shutter unit next to a personnel-door unit gives you loading access and a normal front door for everyday use.
- Two units side by side can separate a clean area, such as packing or a studio, from a dusty one, such as cutting or sanding.
- Starting with one unit and adding the neighbour later lets you grow without moving out, subject to availability.
Ask us which units connect, as not all of them do.
Which should I choose?
- Start with how things get inBulky items, trolleys or regular deliveries point to a roller-shutter unit (150, 180 or 300 sq ft). If you mostly walk in carrying things, the 160 sq ft unit with its personnel door works well.
- Then think about stairsHeavy items belong on the ground floor. The pods and rooms are upstairs, reached by stairs.
- Decide if you need a windowOnly the upstairs area of the two-storey unit has one. If daylight for desk work matters, consider that unit or ask about the offices.

- Leave room to growYou can swap to a bigger or smaller unit any time, subject to availability, and some units interconnect if you need two or three together.

Which unit is best value?
The ground-floor units are all priced on floor area, so each comes out at about £22.40 to £22.55 per sq ft per year. Pick the size you need.
Do any units have windows?
Only the upstairs area of the 300 sq ft two-storey unit. The ground-floor spaces are windowless, with lighting connected.
Can I combine units?
Some units have interconnecting doors, so you can rent two or three adjoining units. Ask us which ones connect.
Are the pod prices final?
Not yet. They are guide prices for spring 2027 and will be confirmed before opening.
Is the 160 sq ft unit less secure without a shutter?
Not necessarily. It has a security (personnel) door, and CCTV covers the entrance and the area outside the units for every tenant.
How do I know what size I need?
List what you will keep or do in the unit, then use our size guide. You can also swap units later, subject to availability.
Prices are subject to availability. Minimum rental term: one month, then one month’s notice to leave. Electricity usage is charged separately at the supplier rate, with no markup. Business use needs prior approval. Car storage is not permitted.
