Storage prices explained:
what you pay and why
Storage prices can be hard to compare. This guide explains how we set ours, turns weekly prices into monthly and yearly figures, and shows what you need on day one. It also gives you a checklist for comparing any storage quote.
How our pricing works
We price on floor area. The more square feet you rent, the more you pay, in close proportion. That is why our ground-floor units work out at almost exactly the same rate per square foot.
There is no separate charge for the roller shutter or the security door, and no premium for the size people ask for most. Prices are subject to availability.
The first-floor pods and rooms opening in spring 2027 have guide prices that cost a little more per square foot at the smallest sizes.
Floor-area pricing also makes it easy to work out what a move between units would cost. Going from the 150 sq ft unit to the 180 sq ft unit adds £13 a week for 30 more square feet.
Weekly vs monthly: the maths
We quote prices per week. To turn a weekly price into a calendar month, multiply by 52 weeks and divide by 12 months. Do not just multiply by four: that misses about four weeks a year.

To compare different sizes, work out the price per square foot per year: weekly rent × 52 ÷ floor area. The 150, 180 and 300 sq ft units all come to about £22.53, and the 160 sq ft unit to about £22.43.
What's included in the rent
- Your unit, with lighting, single-phase electricity and Wi-Fi already connected.
- 24-hour access.
- Free app access to CCTV covering the entrance and the area outside the units.
- Shared tea and coffee room, toilets and water.
- Receiving post and clients at your unit.
- Using the Rock Factory address on your Google Business Profile.
- No utility deposits and no connection charges to get started.
What costs extra
Electricity. You pay for what you use at the supplier rate, with no markup. Your bill depends on what you plug in. A laptop and lights cost little. Heaters and power tools cost more.
Business rates. These may apply to commercial units and are a separate tax collected by the council, not rent. Ask us about the particular unit. If they do apply, you may qualify for Small Business Rate Relief, so check the official guidance.
Insurance. Cover for your own goods, stock and equipment is not included. Arrange it yourself, through a home policy extension if it is household storage, or a business policy if you trade from the unit.

Electricity: what affects your bill
Because you pay for the electricity you use at the supplier rate, your bill is in your hands. Lighting, a laptop, a phone charger and the Wi-Fi router barely register. The things that push a bill up are anything that makes heat: portable heaters, kettles, heat guns and some power tools used for long periods.
A storage-only unit that you visit a few times a week will usually use very little. A workshop with a heater on all winter will use much more. If you are budgeting, think about what you will plug in and for how long, and ask us how usage is measured.
All supply is standard single-phase. Equipment that needs three-phase power will not run here.
Move-in costs: worked examples
To move in you pay one month's rent in advance and a security deposit equal to one month's rent. You also need valid government-issued photo ID and a signed Direct Debit mandate. The figures below use the weekly rent × 52 ÷ 12. Your agreement will confirm the exact amounts.

How to compare any storage quote
Headline prices rarely tell the whole story, wherever you look. Put every quote, including ours, through the same checks:
- Size. Convert to price per sq ft per year so different sizes compare fairly.
- Weekly or monthly. Use × 52 ÷ 12, not × 4, to convert weekly prices.
- Introductory discounts. Check what the price becomes after the offer ends, and budget on that.
- Insurance. Is it compulsory? Is it charged per week? What value does it cover?
- Admin and set-up fees. Some quotes add a one-off charge at the start or end.
- Padlocks. Do you have to buy a specific lock?
- VAT. Check whether prices include it.
- Deposit and notice. How much is held, and how long must you stay?
- Access. Are there opening hours, or can you get in at any time?
- Power and Wi-Fi. For working units, are they available, and how is electricity charged?
Changing size without losing money
Paying for space you do not use is the most common way storage gets expensive. Because our rent is based on floor area and you can swap units any time, subject to availability, you can start small and move up when you need to, or step down after a busy season.
A quick way to check you are on the right size: if you cannot reach the back of the unit without moving things, you may need more room. If a third of the floor is still empty after a few months, a smaller unit could save you money.
Putting it together
Say you need roughly 150 sq ft for stock and want to be able to load from a van. The 150 sq ft unit costs £65 a week, about £281.67 a month, or £3,380 a year. On day one you would need about £563.33 for the first month and the deposit, then the electricity you use on top.

Why are prices quoted weekly?
Weekly prices are easy to compare across sizes. Multiply by 52 and divide by 12 for the monthly equivalent.
Is electricity included?
It is connected and ready, but usage is charged separately at the supplier rate with no markup.
How much do I need to move into the 180 sq ft unit?
About £676: one month's rent in advance (about £338) and a deposit of the same amount.
Do you charge admin fees?
Our move-in costs are one month's rent in advance and a deposit equal to one month's rent. Your agreement sets out every charge, so read it before you sign.
Will the pod prices change?
They might. Pod and room prices are guide prices for spring 2027, to be confirmed before opening.
Is the price per sq ft the same for every unit?
Very close. The ground-floor units work out at about £22.43 to £22.53 per sq ft per year, because rent is based on floor area.
