Our rental terms,
in plain English

This page sums up how renting from The Rock Factory works, without the legal language. It is a summary only: the tenancy or licence agreement you sign is what applies, so please read that carefully before you commit.

How long you rent for

  • Rolling monthly. There is no long lease. Your agreement carries on month to month.
  • Minimum term of one month. You commit to at least one month.
  • One month's notice to leave. After the first month, give us a month's notice and you can go.

This makes the units useful for short projects, like storing furniture during a house move, as well as for businesses who want to stay for years without being tied in.

Notice runs for a full month from when you give it, so if you know your plans, tell us early. You can give notice by messaging us, and we will confirm the leaving date back to you.

Rent and how it is set

Rent is based on floor area, and we quote it per week. Prices are subject to availability.

Rent is collected by Direct Debit. Our guide to how our prices work shows weekly and monthly figures side by side.

A weekly price is easy to compare, but your Direct Debit is set up as a regular collection. To turn a weekly figure into a monthly one, multiply by 52 and divide by 12. For example, £69 a week is about £299 a month.

What you need to move in

  1. One month's rent in advancePaid before you move in.
  2. A security depositEqual to one month's rent. The agreement sets out how it is held and when it is returned.
  3. Photo IDValid government-issued photo ID, such as a passport or photocard driving licence.
  4. A signed Direct Debit mandateThis lets us collect your rent from your bank account. You are protected by the Direct Debit Guarantee.

Pre-book a unit before it opens on 1 November 2026 and your first week is free.

What's included and what costs extra

  • Lighting, electricity and Wi-Fi are already connected in every unit.
  • Use of the shared tea and coffee room, toilets and water.
  • 24-hour access to your unit.
  • Free app access to CCTV covering the entrance and the area outside the units.
  • Post and clients can come to you at the unit.
  • You may use the Rock Factory address on your Google Business Profile.

Electricity usage is charged separately, at the supplier rate with no markup. There are no utility deposits. Supply is standard single-phase only, with no three-phase.

Business rates may apply to commercial units. They are a matter between the occupier and the council, so ask us about the specific unit and check whether you qualify for Small Business Rate Relief.

Using your unit

All business use needs our approval before you start. Tell us what you plan to do and we will confirm whether it suits the building.

  • Storage of household goods, stock, tools and equipment.
  • Low-risk work with wood, paper, card, fabric and dry goods.
  • Desk work, small repairs, studio work and similar approved activities.

These are not allowed:

  • Storing cars. Our buildings insurance does not permit it.
  • Melting or heating combustible materials such as waxes, plastics, resins or oils. That rules out candle and soap making, resin casting and 3D print farms.
  • Keeping flammable liquids or gases in bulk, such as fuel, solvent-based paints or chemicals and gas cylinders, unless we have agreed it in writing.
  • Cooking or preparing hot food.

Changing or adding units

You can swap to a bigger or smaller unit at any time, subject to availability. Some units have interconnecting doors, so you can rent two or three neighbouring units as one space. Renting side-by-side units can also give you both a roller shutter and a personnel door.

Ask us which units connect before you decide. The unit comparison is a good starting point.

If you swap units, we will explain what changes in your paperwork, such as the new rent and any change to your deposit, before you move anything.

When you want to leave

Give us one month's notice once your minimum month is up. Before you go, take out everything you brought in and leave the unit as your agreement asks.

Your security deposit is held against things like unpaid rent or damage, and the agreement explains how and when it comes back to you. Your final electricity usage is charged at the supplier rate, as during your tenancy.

If you are leaving because you need a different size rather than because you are finished, ask about swapping first. Moving to another unit in the building can be much simpler than starting again elsewhere.

Your side of the deal

Like any agreement, ours sets out what you agree to as well as what we provide. In everyday terms, that means:

  • Paying rent and electricity on time, by Direct Debit.
  • Only using the unit for the purpose we have approved.
  • Keeping to the list of things not allowed in the building.
  • Arranging your own insurance for your goods and, if you trade, your business.
  • Dealing with your own business admin, such as business rates where they apply.
  • Respecting the shared tea and coffee room and toilets, and the other tenants.

Is there a long lease?

No. Rent is rolling monthly with a one-month minimum and one month's notice to leave.

Do I get my deposit back?

The security deposit equals one month's rent. Your agreement explains how and when it is returned at the end.

Is insurance included?

No insurance for your belongings is included. We recommend arranging cover for your goods, stock and equipment.

Can I sublet my unit?

Please ask us. Your agreement sets out what is allowed, and every business use in the building needs our approval.

Can the rent change?

Prices are subject to availability. Your agreement sets out how and when rent can be reviewed, so check that section before you sign.

Can I pay weekly in cash?

Rent is collected by Direct Debit, so you will need to sign a Direct Debit mandate when you move in.
