This is also the address you can use for post once you are a tenant, and the address you can add to your Google Business Profile.
When you arrive for a viewing, message us to say you are here and we will come and meet you.
How to contact us
We deal with enquiries and viewings on WhatsApp: 07366 991012. It suits a small business like ours, because we can send you photos, answer quickly between jobs and keep a record of what we agreed.
- Tell us which unit or size you are interested in.
- Say roughly what you want to use it for, especially if it is for a business.
- Let us know when you would like to move in.
- Ask anything. If we do not know the answer straight away, we will find out.
We do not have an enquiry form, a public email address or a phone line for calls, so WhatsApp really is the best route.
If you are comparing a few options, say so. We would rather help you pick the right unit, even if that means a smaller one, than have you move twice. A quick photo or list of what you plan to bring helps us suggest a size before you even visit.
How viewings work
- Message usSend a WhatsApp message with the unit you would like to see and a few times that suit you.
- Agree a timeWe will confirm a time and let you know where to meet us when you arrive.
- Look aroundWe show you the unit, the shared tea and coffee room and toilets, and how access works. Bring a tape measure if you like.
- Ask your questionsTalk us through what you plan to do in the unit so we can confirm it is allowed before you commit.
- Decide in your own timeThere is no pressure on the day. If you want to go ahead, we will explain the paperwork and send you the agreement to read.
Viewings are by appointment, so please do not turn up unannounced: we may not be on site.
What to bring
For a viewing you only need yourself. If you think you may want to sign up soon after, it helps to have these ready:
- Valid government-issued photo ID, such as a passport or photocard driving licence.
- Your bank details, so you can sign a Direct Debit mandate.
- Enough for one month's rent in advance plus a security deposit equal to one month's rent.
- A short description of your business, if you plan to work from the unit.
- Rough measurements of anything large you want to bring in, such as furniture, benches or racking.

After the viewing: getting started
If you like what you see, the next steps are simple. We send you the agreement to read. Once you are happy, you pay one month's rent in advance and a security deposit equal to one month's rent, show your photo ID and sign the Direct Debit mandate.
Because lighting, electricity and Wi-Fi are already connected, there is nothing to arrange with utility companies. You can bring your things in and start working on day one. Units are available from 1 November 2026, and pre-bookings get the first week free.
Good questions to ask on a viewing
A viewing is your chance to check the unit really fits. People often forget to ask about:
- Which units have interconnecting doors, in case you need more space later.
- Whether business rates may apply to the unit you are looking at.
- How electricity usage is measured and billed.
- Whether your planned activity is allowed, if you work with anything that heats, melts or burns.
- How the free CCTV app works and what it covers.
Write your questions down before you come. It is easy to forget them once you are standing in an empty unit picturing your shelves.
Before you visit
It is worth having a look at the side-by-side unit comparison first. Our units are all on the ground floor and none of them has a window, except the upstairs area of the two-storey unit. Two open with a roller shutter and one with a security door, so think about how you will get things in and out.

Using our address for your business
Once you are a tenant, you can receive post and clients at your unit, and you may use the Rock Factory address on your Google Business Profile. That gives customers a real place to find you, without putting your home address online.

When you can visit and when you can move in
Ground-floor units are available from 1 November 2026, and we are showing them now by appointment. Pre-bookings get the first week free.
The two offices are being refurbished and will be ready from January 2027. The first-floor storage pods and rooms open in spring 2027. If you are interested in either, message us and we will tell you when they can be viewed.
Once you are a tenant, you have access to your unit 24 hours a day.
Questions
Can I just turn up and look around?
Please message us first. Viewings are by appointment so that someone is there to show you round.
Is there parking?
Ask us on WhatsApp before your visit and we will tell you what is available on the day.
Can I phone instead of messaging?
We handle enquiries on WhatsApp at 07366 991012. You can send a voice note if that is easier than typing.
Can customers visit me at my unit?
Yes. Tenants can receive clients and post at their unit.
Do you reply at weekends?
Send your message whenever suits you. We reply as soon as we can, and we will always confirm a viewing time before you travel.
Can I bring someone with me to the viewing?
Of course. Bring a business partner, a friend or whoever helps you decide. It is often useful to have a second pair of eyes on the space.
Prices are subject to availability. Minimum rental term: one month, then one month’s notice to leave. Electricity usage is charged separately at the supplier rate, with no markup. Business use needs prior approval. Car storage is not permitted.
