Layton is a busy residential part of inland Blackpool, home to plenty of tradespeople, home workers and growing families. If tools, stock or household overflow are taking over, here is how to think about a unit at The Rock Factory.
Layton homes and the space squeeze
Much of Layton is made up of terraced and semi-detached streets. They are practical family homes, but a garage, if there is one, is usually full within a year or two, and the loft is often hard to reach with anything heavier than a box of decorations.
When people from Layton ask us about space, it tends to be one of three things: a trade that has outgrown the van and the garage, a job done from the back bedroom that now needs a proper room, or a household with too much stuff and nowhere to put it. Each needs a slightly different unit, so we will take them in turn.
For tradespeople: get the materials out of the house
Plumbers, electricians, joiners, decorators and builders often keep stock and tools at home. That can mean ladders in the hall, offcuts in the garden and a van that has to be loaded from the pavement each morning.
A roller-shutter unit gives you one place for all of it. The 150 sq ft unit at £65 a week suits tools, fittings and smaller materials. The 180 sq ft unit at £78 a week (about £338 a month) gives more floor for timber, boxed kitchens or kit you rotate between jobs. With 24-hour access you can collect what you need before an early start.
A few practical limits apply. We do not allow bulk flammable liquids or gases unless agreed in writing, which includes fuel, solvent-based paints and gas cylinders. Wood, fittings, tiles, dry goods and hand tools are fine. There is standard single-phase power only, so check that any equipment you want to run will work on it.

For home workers who need a door to close
Working from a spare room is fine until it is not. Perhaps the family needs the room back, or you need to meet clients somewhere other than your kitchen.
The 160 sq ft unit has a security door rather than a roller shutter, which makes it feel more like a room than a garage. It is windowless, but it has lighting, power and Wi-Fi connected. Tenants can receive mail and clients at the unit, and there is a shared tea and coffee room and toilets. If you would prefer natural light, our two offices at £70 a week each will be available from January 2027 after refurbishment.

For families with a full garage
Bikes, garden furniture, the cot that might be needed again, boxes from the last move: it builds up. Before renting anything, it is worth a weekend of sorting, because storing things you do not want is money spent for nothing.
If you still need the space after that, a ground-floor unit or, from spring 2027, one of our first-floor storage pods or rooms may suit. Comparing a unit here with options nearer Layton
You may find industrial units or storage options closer to your street. Comparing like with like is the key. Ask each place:
- Is power included and how is usage charged? Ours is charged at the supplier rate with no markup.
- Is there Wi-Fi, and is it already connected? Ours is.
- How long is the lease? Many commercial units ask for years. Ours is rolling monthly after a one-month minimum.
- Can you use the address on your Google Business Profile? Our tenants can.
- Can you grow into a bigger space without moving site? You can swap units here, subject to availability, and some units interconnect.

The Rock Factory is in central Blackpool at The Old Rock Factory, Keswick Road, off Park Road, FY1 5PB. We are not in Layton and we do not collect or deliver.
We do not state journey times, because they vary with where you start, the time of day and how you travel. Check the route from your Layton address on Google Maps and think about it as a daily trip if you are a tradesperson or home worker, not just a one-off.
Starting out
Units are available from 1 November 2026 and pre-bookings get the first week free. All business use needs prior approval, so tell us what you do when you get in touch. To move in, bring valid government-issued photo ID, sign a Direct Debit mandate and pay one month's rent in advance plus a deposit equal to one month's rent.

Questions
Can I store a van-load of building materials?
Yes, as long as they are not bulk flammables such as fuel, solvent-based paints or gas cylinders, unless agreed in writing. Timber, tiles, fittings and dry materials are fine.
Can I run power tools in the unit?
Every unit has standard single-phase electricity, not three-phase. Light workshop use may be possible with our prior approval, so ask us about what you plan to do.
Can I use the unit as my business address?
Yes. Tenants can receive mail at the unit and can use the Rock Factory address on their Google Business Profile.
Do you have a site in Layton?
No. Our only building is on Keswick Road, off Park Road, in central Blackpool FY1 5PB.
