Prices and payment
Straight answers about what you pay and when. Every price below is subject to availability.
How much are the units?
The 150 sq ft unit is £65 a week, the 160 sq ft unit £69, the 180 sq ft unit £78 and the 300 sq ft two-storey unit £130. Prices are subject to availability. See every unit compared.
How do you work out the rent?
Rent is based on floor area. That is why the price per square foot is very similar across the ground-floor units.
Is it cheaper if I pay monthly?
The rate is the same. A weekly price works out at the weekly figure times 52, divided by 12, for a calendar month. £65 a week is about £281.67 a month.
How do I pay?
Rent is collected by Direct Debit, so you sign a Direct Debit mandate when you move in.
Are there any hidden extras?
The only running cost on top of rent is the electricity you use, charged at the supplier rate with no markup. Business rates may apply to commercial units, so ask us about the specific unit.
Is there an offer for booking early?
Yes. If you pre-book a unit, your first week is free.
Do the prices include VAT?
Please ask us on WhatsApp for confirmation for your situation, and check any quote you compare from other providers for the same thing.
Access and security
How you get in, and what keeps your things safe.
When can I get to my unit?
Any time. Tenants have 24-hour access.
Is there CCTV?
Yes. CCTV covers the entrance and the area outside the units, and tenants get free access to it through an app.
Do the units have windows?
No, the ground-floor units are windowless, which many people prefer for security. The only window is in the upstairs area of the two-storey unit. All units have lighting already connected.
What is the difference between shutter and door access?
A roller shutter opens the full front of the unit, which makes loading bulky items easier. The 160 sq ft unit has a security (personnel) door, which you walk through like a normal door.
Is my stuff insured?
Insurance for your belongings is not included. We recommend arranging your own contents, stock or business cover.
Can I check on my unit from home?
Yes. The free CCTV app lets you see the entrance and the area outside the units from your phone.
Using a unit for business
Most of our tenants run a business from their unit. Here is what you need to know.
Can I run my business from a unit?
Yes, with our approval first. Tell us what you do and we will confirm whether it suits the building.
What is not allowed?
Car storage, cooking or hot food, melting or heating combustibles (candle or soap making, resin casting, 3D print farms), and bulk flammable liquids or gases unless agreed in writing.
Can I use the address on Google?
Yes. Tenants may use the Rock Factory address on their Google Business Profile. Our Google Business Profile address guide explains how.
Can I have customers visit and receive post?
Yes. Tenants can receive mail and clients at the unit.
What power is available?
Standard single-phase electricity, the same as a house. There is no three-phase supply, so heavy industrial machines that need it will not run.
Is there Wi-Fi?
Yes. Wi-Fi is already connected in every unit, along with lighting and electricity.
Will I have to pay business rates?
Business rates may apply to commercial units. Ask us about the unit, and check whether Small Business Rate Relief applies to you. Our business rates guide for small units has more.
Can I do woodwork or sewing?
Usually yes. Low-risk materials such as wood, paper, card, fabric and dry goods are fine, subject to our approval of your business use. See our ideas for makers and studios.
Moving in
What happens between saying yes and getting the keys. It is a short list, and there are no utility companies to call.
When are units available?
From 1 November 2026.
What do I need to move in?
One month's rent in advance, a security deposit equal to one month's rent, valid government-issued photo ID and a signed Direct Debit mandate.
Are there utility deposits or connection fees?
No utility deposits. Lighting, electricity and Wi-Fi are already connected, so you can start straight away.
How do I book a viewing?

Are there shared facilities?
Yes: a tea and coffee room, toilets and water.
Can I see the unit before I commit?
Yes. We show every unit by appointment, and there is no pressure to decide on the day.
Leaving and changing units
We keep commitments short so you can change your mind.
How long do I have to stay?
The minimum term is one month. After that it rolls monthly.
How much notice do I give?
One month's notice.
Can I move to a bigger or smaller unit?
Yes, any time, subject to availability.
Can I rent more than one unit?
Yes. Some units have interconnecting doors, so you can rent two or three adjoining units as one space, and side-by-side units can give you both roller-shutter and personnel-door access.
What happens to my deposit when I leave?
Your security deposit equals one month's rent. Your tenancy or licence agreement sets out how and when it is returned, so check that section before you sign.
Offices
Two small offices are being refurbished now. They suit desk-based work and meeting clients.
Do you have offices?
Yes, two separate offices at £70 a week each. See offices to let in Blackpool.
When are the offices ready?
They are being refurbished and will be available from January 2027.
Are the offices on the same terms as the units?
Rent across the building is rolling monthly, with a one-month minimum and one month's notice. Your agreement confirms the details for your office.
Storage pods and rooms
Household-sized storage opening on the first floor.
What are the storage pods?
Smaller first-floor spaces for storage: pods of 15, 25 and 35 sq ft and rooms of 50, 75 and 100 sq ft.
How much will they cost?
Guide prices, to be confirmed, are £10, £14 and £17 a week for the pods and £22, £28 and £34 a week for the rooms.
When do they open?
Spring 2027.
How do I get to them?
They are on the first floor, reached by stairs. If you have heavy items, a ground-floor unit may suit you better.
Can I reserve a pod now?
Yes, you can ask to be added to the list. Prices are guide prices until confirmed, so you are not committing to a figure yet.
