mobile service businesses

When your business runs from a van or a car boot, stock and spare kit end up all over the house. A unit gives you a base to store kit, restock between appointments and do your admin, with lighting, electricity and Wi-Fi already connected. Services are carried out at your customers' homes, not in the unit, unless we have approved it. Many mobile businesses find a base also helps keep work and home life separate.

Ideas and how to set them up

Mobile hairdresser and barber stockroom

Colour, shampoo, styling products, towels, capes, dryers and spare tools kept in one place, with a desk for bookings and accounts. Buying products in bulk is cheaper when you have somewhere to keep them. A unit also gives you somewhere quiet to do your accounts and plan your rounds.

Layout
Products on shelving sorted by brand and shade, clean and used towels in separate labelled bins, and a bench where you pack your kit bag for the day. Keep a stock list so you reorder before you run out.
Good to know
Store products in everyday quantities and keep aerosols to a sensible number. Appointments happen at clients' homes; ask us before seeing any clients in the unit.

Mobile dog grooming kit store

Grooming tables, dryers, clippers, blades, shampoos, towels and spare parts for a mobile dog groomer. Keeping spares at the unit means a broken clipper does not end your day. Spare kit at the unit is also handy when you take on a second groomer or van.

Layout
Spare tables and dryers along one wall, clipper blades and tools in drawers, shampoo stock on shelving, and a clean bench for servicing kit. Keep wet towels separate until they go home to wash. A wall chart of blade sizes and sharpening dates keeps the kit in good order.
Good to know
Grooming dogs in the unit is not allowed unless we have approved it. This is a base for storing and preparing kit, with services carried out in your van or at customers' homes.

Cleaning products, polishes, microfibre cloths, vacuums, pressure washers and water tanks for a mobile valeter or detailer. Bulk products and spare kit stay at the unit, and the van carries only what you need. It is easier to keep products organised when the van is not doing double duty as a warehouse.

Good to know

Water is available in the shared facilities, but ask us before planning to fill van tanks or run a filter system at the unit.

Start-up checklist

  1. Decide which unit suits your stock, machines and how you will load and unload.
  2. Message us with what your business does, so we can approve the use before you commit.
  3. Register your business with HMRC as a sole trader or limited company if you have not already.
  4. Speak to an insurance broker about public liability, contents and stock cover, and employers' liability if you have staff.
  5. Ask us whether business rates apply, and check Small Business Rate Relief on GOV.UK.
  6. Plan your layout: shelving up the walls, benches near sockets, and a clear route to the door.
  7. Arrange one month's rent, the deposit, photo ID and a Direct Debit mandate for move-in day.

Questions

Can I see clients in my unit?

Tenants can receive clients at the unit, but treatments and services such as grooming, hairdressing and beauty need our approval first. Most mobile businesses use the unit for storage, restocking and admin, and carry out the work at customers' homes.

Can I park or store my van in the unit?

No. Car and vehicle storage is not permitted because of the buildings insurance. The unit is for your kit, products and paperwork.

Which unit suits a mobile business?

A 150 sq ft roller-shutter unit or the 160 sq ft security-door unit suits most kit and stock. For long poles or bulky machines, try the 180 sq ft unit. Also see our guide to using a business address on Google.

What is included in the rent?

Can I use the address on my Google Business Profile?

Yes. Tenants can use The Old Rock Factory, Keswick Road, Blackpool FY1 5PB as their business address on Google, so customers can find you without you putting your home address online.

Is there three-phase power?

No. Every unit has standard single-phase electricity, the same as a normal plug socket. Choose machines and tools that run on single-phase power.

What can't I do in a unit?
